This beautiful building in
the mountain resort community of Ruidoso, New Mexico, plus more than one acre
of land is for sale. The building was
completed in slightly over six (6) years ago. The building was specifically
designed to be a fine art gallery, but is adaptable to many other uses. Due
to medical problems, the owners have decided to
retire a couple of years ahead of schedule. Persons showing initial interest have
included other art gallery owners, a doctor interested in an immediate care
center and a restaurateur.
The present owner is a degreed mechanical engineer, therefore many innovative
features have been designed into the structure. For instance, the method of
construction employs Structural Insulated Panels (SIP). This has resulted in
surprisingly efficient temperature transfer (both hot and cold). The "R"
factor for the completed walls and floors approximates R-50. The ceilings
have 19" blown insulation installed. The gas company recently informed us
that after some price drops in natural gas, and an over charged average for
the prior year, the average to be paid for the coming year will be $39.00 per
month. This includes the entire commercial and residential portions (6196
sq. ft. total).
Since compact fluorescent lighting uses only
about 25% of the energy to produce the same incandescent light output, our electrical bills
average about $225.00 per month. This is with approximately 225 light bulbs of
120 watts (equivalent output) used in the art gallery and the normal household
usage in the residence. The bulbs were purchased directly from the factory, and
color tuned to 5100 Kelvin (very close to the color of natural sunlight). An
additional benefit of the fluorescent lighting is the level of heat generated
(less than 15%) as compared to incandescent.
The SIP construction has the additional benefit of quietness, due to the six
inch high density styrofoam used in the panels.
Only the exterior walls are load bearing. Only one section of the gallery
has a room that was "permanently" constructed, and that was not added for the
purpose of holding up any of the structure. For this reason, the building
can easily be converted to a totally open floor plan to be re-partitioned to any
need
